Why should you care that we have been in the Las Vegas valley real estate market for the last 25 years? When you are looking to relocate or expand your business, you are going to have requirements that are needed to make your business successful. Being located at the wrong end of town may save you some money in rent but cost you thousands more in payroll and transportation costs.
For our service industry clients, knowing the growth and redevelopment patterns for the valley is essential to provide you with information on where your client demographics is possibly moving to or from. Locating to an area of town based upon data that is several years old from research sites can be a costly mistake.

When looking to determine the market value of our Seller’s | Landlord’s assets we evaluate tangible, zoning, location, density, and supply vs. demand, and that was only round one. The second round takes the intangible assets that each location offered and what sets it apart from competing properties. We determine if the property has details that make it unique to the market which can be highly desirable but not readily available. We work to determine what recommendations can we provide to make the property stand out from the supply in the market.
Recently, one of our clients was upgrading their industrial facility. They had several options they were evaluating, we recommended they upgrade the electrical supply as there has a been a greater demand for high amp buildings in the area with little available inventory. We realized they could accomplish this with capital cost. They took our recommendation and were able to secure a long term tenant who paid top of the market rates as we were able to provide a product they needed but could not locate. We are vastly familiar with the zoning designations within all four jurisdictions in greater Las Vegas Valley so we can pull from prior experiences and current political flavors as to the likelihood that a zoning designate can be modified or approved.
It hard to put all that we have learned over the last 25 years into a couple of paragraphs, and knowledge without the proper application of this knowledge, it is just a lot of information.
